I've heard about Goldman Sachs and other large institutions buying thousands of loans and holding on to them (punishment for the its role in packaging and selling toxic mortgage-backed securities in the housing meltdown).

An arbitrary amount of time that can add thousands of dollars in unnecessary holding cost and slow the flow of capital.  

Most of the big speculative money that is buying at these 3.5-4 caps are waiting for the rents to increase over the next few years. 

I think I'll just wait till I can find a whole duplex for sale to avoid rezoning.

I plan to actively participate on the forums and cannot wait to speak with many of you.

Unless you have equipment , just wait till you see the cost of the dirt work .  

It's nice to send thousands of letter each month but if you are not targeting your audience, you are shooting blanks.

In my short investing career I have learned not to wait until system breaks in getting it replaced.

:Should I 1) sell now, reinvest and get a better cash flow immediately (after a break even investment over 18 months); 2) hold off until I can sell for atleast some profit, or 3) Sit and wait (buy & hold)...and assume/hope appreciation will come though in a growing market near Austin (keeps some diversification as well)Id like you hear some feedback.
