When I talk with new investors, they think if they buy a smaller, cheaper place, that will fit for them when a bigger , more expensive duplex cash flows much more with a higher return.  

Any suggestions as I prepare questions and talking points for this meeting?

Focus on talking to sellers and making offers. 

Last year she was talking about wanting a new car and she had just lost her husband. 

Even by just telling people what your interest are in real estate you will be amazed by how many people you'll meet who invest in real estate because you can never tell and in a city like NY you gotta be connected so even look on BP to see if you can find any local investors and talk about what you look forward to doing because you can possibly make partnerships through those conversations just by discussing your interests.

I guess you could talk to the vendor if the property is not close, but depending on how much work the PM is sending them, this may be a dead end.

Only problem is that I'm not sure how to find or talk to a decision maker about buying it. 

Love to talk to people with similar backgrounds, but also welcome discussions with people are into design!
