What are your expectations for property manager?

What your expectations are with regard to repairs done by property management. I'm asking for a friend ;) 1) Do you approve all repairs, or is there a dollar value cutoff where you don't care if the manager just takes care of it? 2) If your property manager has the green light for smaller repairs, when/how do you expect to be notified? 3) What sort of documentation or proof of work do you require (before and after photos, invoice, etc)?
