Still probably not too expensive, but something to keep in mind.Plus, you'll need to remediate the actual water issue (fix the pipe, replace the water heater, fix the roof, replace the toilet, etc).As for the mold above the baseboard, I'd just cut that out myself and replace the sheetrock.

Repair calls up the A for stupid stuff because they are kids and kids in this generation are useless.Add on to that, repairs at turnover for dumb stuff... leaky toilet, they dont call anyone...

When any contractors work on my projects I give then a form with a set of rules that states something like:no smoking inside the houseflush toilet paper down the toiletdon't pour your cut tile or any other residue or trash on the lawndon't ask for money until the job is finishedwork on the job every day without going to other jobs.

I am just looking for advice, and to learn from others more experienced; These are my first rentals, and for years I did LTR until Covid and didn’t want to get someone in my units and squatting without paying, so I switched both units to AIR BNB and love it because for the last two years I’m making 5 times what I was renting (I don’t all cleaning and everything on my own and both units are completely paid off) So if I have to I’ll go back to LTR .

Another tip - if you are tempted to start at low entry point, keep in mind that a toilet, electrician, roof, whatever for a $50k property costs the same as it does for a $100k property.
