It doesn't sound like the contract has much on it so I would push the sub-lease angle.

One could argue that there are some tax savings because perhaps you could deduct some "general expenses" but I think the cost of establishing and maintaining an LLC might wash that benefit. 

I get an email from Cozy when my tenant pushes the "pay rent" button, which is when it comes out of their account, and then I get another email from Cozy about five days later when it hits my account.  

I think the formal complaint will be the approach for now as I continue to push for completion of eviction.

@Ozzy Sirimsi it's in the Parkside/Walther area @Joe Splitrock I called my lawyer and spoke to another one from the city , turns out it's tresspassing but they did try to push it civil and sent me down to the court house to speak to someone about eviction but they came right out and said that this isn't landlord tenant they told me to press charges for tresspassing and theift( damage to real property) so I'm doing that now then I have to get a peace order then the police will do their job apparently.
