Of course this makes no mention of how many of those are paying a commission to a buyer's agent.I think the take away is that different models of discounted brokerages are (and have been) putting pressure on the real estate agent profession.

I work with investors who have never been to Indiana, and I do my best to keep them in the loop, but nothing beats coming out and seeing what you are buying.Great post Lee,If I can also add that there are too many horror stories around with out of state and country investors pulling the trigger to soon and getting screwed over by shady operators with their pressure sale tactics and gimmicks.Trust is built over time and not over one phone call or meeting.Spend that time in building a relationships with whoever your looking at doing business with and conducting your due diligence.Most operators are very transactional and if they can't make a quick dollar, you will find that their communication level will drop as enough time passes.

This does not mean I am predicting an all out crash but both buyers and sellers have pivoted and over time we will see where things fix if layoffs continue and more money is removed from the supply side then that will put downward pressure on prices.

Go if you feel like it is for you and not because of pressure, I did not go to collage and opened my own business at the age of 23 and made money that is getting me involved in RE now.So if I was you I would think “what is the fastest track for me to make money so I can start investing in RE?”
