Advices needed: What is the Best way to invest $150,000?

What is the best way to invest $150,000 in cash? I would like to build up a rental portfolio and would also like to flip.

I am also looking to buy a primary residence. Should I put down the minimum on the primary residence and focus on investing that cash elsewhere?

I am located in the Dallas Fort Worth area and properties just seem really inflated at the moment; so I’m not sure what to do because it seems like most properties would not cash flow without a large amount down.

I've thought about buying a SFR and renting it out after a few years. Thought about buying a duplex and living in one side and renting the other side.

I know not to throw all my eggs in one basket.

As an aside, I do hold a real estate license.

Looking for some advice!!
