But as I am a landlord, of course I am worried about tenant's health while they live in my property especially if there is mold/mildrew.

I have the advantage of coming from a family that had numerous real estate deals while I was growing up so was able to absorb not only the construction part of renovations, but also the financial possibilities.

@Jason Ines  Hi Jason,  In my opinion, there are numerous ways for someone to get started in real estate and not one strategy is right or wrong.  

I have spoken to numerous investors that already have rental cabins in the Gatlinburg/Pigeon Forge area.

I hope to be able to contribute in a similar productive way in the future.Currently, I work full-time in health care.  

It takes a little time of looking at numerous places, crunching the numbers, and getting feedback from smart and experienced people like @Rick Santasiere for the realistic expectations to develop.

Auburn has Sutter and it is a short commute to Kaiser, Sutter, or Adventist Health in Roseville.  

Came to Asheville in 2007, thinking to build customs on spec, but within 24 mos I lost my job, my girlfriend, the cash and my health.  

It's been on the market for a while and the owner is motivated because he's older and failing health.
