Any tips or advice on where to start?

I would think it would be hard for me to get a loan.Any tips and suggestions are greatly appreciated.Thanks.

If they ever consider playing hardball you've already lost the battle, so it's time to be flexible and generous and amicable, for your own sake as well as theirs.

IRS has indicated they would be generous in determining reasonable cause for penalty abatement requests if returns were not filed timely.Please see this post I made earlier regarding the March 16th date as well as the comment by @EamonnMcElroy regarding small partnerships.https://www.biggerpockets.com/forums/51/topics/816988-march-16th-filing-deadline-has-passed-late-filing-penalty-infoAs always, please consult your tax advisor to make sure your returns are filed properly. 

Here are some tips that may seem obvious, but are sometimes overlooked:Ensure the entire property is empty, clear and free of any items and most importantly, CLEAN!

I did not notice many tips on the original question, so I will answer here.The answer to my original question is (was): yes, but probably only if you created an LLC to receive your income, and had a bank account that showed the monthly income as of Feb 2020, and your bank was willing and able to take your app.
