@Dee Brock is this a delayed financing. Cash out refi is usually only 75% LTV. So 60k mortgage. Don't recommend self insuring. Vacancy of 3% is your tenant staying for 33 1/3 months before a vacancy. I use 8%. I use 5% for repairs. Assume you rehab the floors. life span is 10 years except carpet then 5 years. Assume 1200 sf of flooring. In my area it is $6 per sf to replace. 1200 sf*$6 per sf=$7200/10 year life span/12 months in a year=$60 per month for 1 item. Every 20 years you can replace the floors that wear out in 10. Won't be able to replace the roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen 20 year life span with your budget. I use a minimum of 10%.
