Rob, I think you need to dig a little deeper, need more information to provide better feedback.

Based on our previous information we gathered from discovery & previous appraisals- we knew the building needed work, but after walking through the all the units, deferred maintenance was an understatement!!

@Tinu Matthews - I'd encourage you to attend the landlord sub group of the SJREIA to gather some insights on this.  

In 2014 we bought a few in Richland Hills, but mostly in Benbrook, which has been harder to do in 2015.I'm interested if a lunch, dinner or happy hour gathering happens.
