house hacking duplex using VA home loan

Hello Everyone,

I'm hoping the Bigger Pockets community can give some advice on analyzing this deal. I used the bigger pocket rental calculator for the analysis. The property is a duplex with two 3 bed 3 bath units and a basement unit that is 2 bed and 1 bath. My wife and I are looking to house hack with our first property purchase. This property fits the bill for us in terms of location (proximity to work for me) size and it seem like the numbers are working in our favor. We plan on using the VA home loan to finance the purchase with no money down. I would love any feedback and recommendations!

Here are the numbers.
