I’d also stop replying to the texts and ask to be emailed maintenance requests and only texted or called if it’s a fire, immediate flood or some other emergency.

I think there's skinny FIRE, medium and fat.Medium to me means I still am conscious of cost and value, but don't need to acquire cc cattle hacking travel miles, clip  coupons, shop at grocery outet or to be concerned about my theater, concert, sports games, restaurant or movie budget.

@William Coet there are a variety of reasons at play and interestingly enough for the past 2 years or so I am getting $700k per SFH partially because they changed some of the regulations specifically for people with developmental disabilities where they now want the SFH to have Fire Suppression systems and sprinklers as well as ADA requirements.There was a few lawsuits in NJ that have really helped make affordable housing possible.

I have walked it with my contractor and numbers would be Purchase: $236,000 Rehab (I had 3 people out there): $75,000-$100,000 (accounting for contingencies)ARV: $475,000-$525,000In a best case flip scenario profit target would be in the $100,000-$125,000 range.I have a friend who has flipped a few properties and feels a "fire sale" price as is would go for $280,000-$285,000.I have only done personal renovations so feel if I want to rehab long term this was a very good buy and can make good money and learn a lot along the way.
