We ended up doing a subdivision and selling 15 acres to an adjoining farmer with NO building rights and then sold the other 10 acres with 1 building right.In another area they had in their zoning that you had to have 2 lots in order to build on 1 of them leaving the other lot vacant green space.

If he has renters insurance that will cover the damage and he is willing to submit a claim fine, but otherwise either file an insurance claim with your insurance company or just eat the loss.

During a boom cycle 15 years ago they probably made double what they make now or more.They are not evil because they got into a business to make money, most are hard working, they come from green to experienced and lazy to very hard working.I usually drive the listing price down to 5% on my sales because I already fix my property up and I know I can sell they myself if I want to.Some realtors make huge amounts of money selling 20 houses $500K a year and making $300K from it.

I liked the idea of multiple tenants because a single vacancy doesn't result in you eating the whole mortgage.If I had it to do over, 20 years ago, I would have bought a duplex and lived in one side and rented out the other.
