Builders in Nashville

I am interested in getting some insight from builders in Nashville. I know that lots of builders are buying a lot and building two houses on it. What size does that lot need to be in order to make that happen? What's a good price for a two house lot in the "hot" areas?

@Justin Browne pay 20% of what the new construction would sell for. So if the new construction sells for 760,000 (380,000 a piece), pay 152k for the lot. Now that's a rule of thumb, so do not live and die by it. And do not pay 25-30% for the land, you are just taking unnecessary risk. And yes a lot of people are going to say "you can't find a deal for 20% of the new value in nashville." Yes you can. They are harder to find, but they are out there. 

Try to find something with 50 ft of frontage. It will make your life a lot easier.
