I own no rentals in Oregon anymore so does not affect me and we only work in the owner occ space. so to some extent I think as rents rise more will get the light that renting is a dead end street and they need to buy new homes from ME  lol.

The increased cost would be related to granite/quartz over Formica, vaulted bathroom veiling vice flat, upgraded lighting etc...

It is a light gray and I like their paints.

Please shed some light on this situation.

You should get input from local agents on what rental rates you can achieve in light of the slightly unusual location and you may want to factor in some additional vacancy if you want to be conservative.
