Duplex next to Storage facilities. Yay or nay?

I am considering buying a 2 flat, but it is next to a new storage unit facility. Is this a deal breaker? Would you buy it or pass on it? It's a good deal

I think it could be a good thing. Some people run their business out of a storage facility (even if they're not supposed to); I'm sure they'd love to live next to 'their business'.

Of course you will market using social media/renter sites and odds are you'll rent to someone not related to the self-storage place but I don't think a property next to a self-storage place is a big negative. They typically have daytime hours and are secure, so I don't think people are going to be making excess noise in the facility during the middle of the night. 

If it's a good deal keep looking into the property!  

I have a multi family across the street from a bar; fully-occupied with great renters and dealing with a bar (empty bottles, loud drunks from time to time) is likely more of a headache than a storage facility.
