you can open this up and read bullit points on rent control. One main issue I thought it could have would be value add. However the bill allows for evictions if your doing major repairs..  and those with 4 units or less exempt.. so they protected the little guy/gal.

also if you house hack a duplex your exempt.. and a few others.

Thanks Jay. I have a couple rentals in OR and speaking to my property manager she thinks the same thing, that rents will now just rise every year. Overall, this isn't a "sky is falling" law but I believe in an effort to help tenants it will just make things more difficult/expensive for them. Of course there will be a segment that this won't affect at all. 

I actually don't like the fact that rents will be so high that they'll be forced to buy but...I do like the fact that I can either help them buy a house through me or from me! Haha...
