@Tashina Taylor - Most realtors only sign exclusive agreements meaning that if it sells in the time period stated on their contract, they will get paid the commission either way. 

So I don’t need to go through my broker and I understand I would not collect a commission and I would be buying from a FSBO so instead of paying real estate commissions I could potentially add to my offer.

How do you calculate if the deal will still work after seller pays the realtor's commission?

An appraiser has all the data, and many better data, than a commercial RE broker but doesn't have the conflict any broker will have in trying to get a commission.

I propose selling my primary residence, pocketing $450,000, waiting 8-9 months until the crash brings the value down to $200,000 and then re-purchasing back my house, or a neighboring house if its not for sale.After I take away commissions and temporary rent I will pocket the $200,000 profit that will in-turn be reinvested into out of state F class areas, since the crash will force what used to be the middle class to move into the war zones to be able to survive.Please find any holes in my plan.

Is it close to a normal 6% commission or would the seller pay any of this fee?
