They use the word like "Communist China" and "marijuana trades" a lot ;-) LOL However, since there're lot of restrictions for import from China and made-in-China product is flowing from Mexico route these days, these regulations are "understandable".

And my exit plan, if things dont work out is I buy it at the appraised value , move there and rent my current house ( smaller , same class A community)  And the cash flow will just about cover the new loan .So before you get into flipping ( with no experience ) look at all possibilities and run different what ifs and have multible back up plans .

I have a property under contract that will cash flow right off the bat with little fix up BUT the plan is to move in for 6 months to a year while I make improvements.It is a 2/2/1 with a great floor plan and can easily be converted to a 3/2/1!

Detroit.The city is really coming up with a lot of revitalization and investment (has been for years), and folks haven't fully caught on yet.If you know how to source them, there are fantastic deals out there that make true BRRRR's and then still cash flow (hard to find in most places).All that said, I'm insanely biased.
