When the rubber meets the road everyone will talk at the table to keep things moving.Our country isn't perfect but compared to many other places I still love it nonetheless.So I see this resolving before the deadline but the shockwaves and affects are felt long after the actual event happens.

With the market in southern California picking up, prices get out of control very fast, as they're already ridiculous, so the sooner you can get something started, the more $$$ on the table to be made - and in the end even with JV partners, you come out ahead!

If previous evictions were for non payment, have a provision in the lease stating it will not be renewed unless he brings cash to the table (subsequent month or two).Yes, people can change.

Like said above, having referrals or something to bring to the table would be best.Also in general, most Realtors are cautious when working with investors or spending a lot of their time with them.
