That “$1.00....” is Not for the real estate, it’s for the Chattel.....all “personal items” in the house.....ceiling fans, appliances, fixtures, etc.  

The idea was that the steelworker husband would come home filthy from the mills and clean up down in the basement before he was allowed in the home upstairs.But yes, a huge benefit was if there was a city sewer backup, it would enter the house through the fixture lowest to the ground.

Especially for SFRs, where every unit is different, has different brand fixtures, etc - PMs don't just have parts for every possible situation laying around.

I used to keep extra everything at every property (Mini soaps, Toilet Paper, Paper Towels, cleaning soaps, coffee cups, etc) but realized that I had a LOT of cash tied up in stuff that would only someday be used.

@Luke Petro,Try contacting the local health department inspector, buy them a cup of coffee and see their experience with exterminators.  

Technically it is probably a fixture filing not actually a lien, but my understanding is that banks consider it essentially the same thing as a lien (when it benefits them of course but apparently not when it doesn’t lol).

Look for FPE panels (dated equipment that can cause fires), also look for bare wire, mismatched breakers, older outlets and fixtures, knob and tube, etc.8.
