I framed in an additional shower, replaced 4000 square feet of flooring with LVP to hold up to rigors of STR, removed 50 gallon electric water heater and replaced with a 75 gallon LP unit, completely renovated both sets of stairs, added additional railings to bring up to code, new trim throughout the house, added automation with thermostats and locks, and also furnished it via secondhand stores with some new items. 

(unless I have more surprises in store later this year and eats up my cashflow further).Hope people are taking notes from my real world lessons with Dollar to Dollar accountability!!!

Allows online payments from tenants, allows your rental listings to be published to various rental sites, tenants can submit maintenance requests, it will store your listings (so it keeps your photos etc...), and it has the option for background checks built in that the tenants pay for and it sends you a copy.

We found boxes of stored china, a fairly nice old set, in the crawlspace under one of our homes.

If you can find duplex that you can buy with fha to house hack or single family with in law store to rent out that’s what I would do.

You could order the materials and have the contractor pick them up from the store.

Get a wreath for the door from the dollar store.

It is sad to see people in their sixties and seventies stand behind a cash register in a grocery store or Walmart you just know they hoped to never end up there; yet there they are and actually I find them inspiring!

I recently purchased two boats for my own leasure and realized how difficult/expensive is to store them and how cheap a lot with a run down old home on a busy street is within 5 mins driving from the lake (expecially with issues of fire damage, asbestos etc) .

I go to the rekeying station at a hardware store and they usually have a bucket of keys.
