What is everyone's best strategy to mitigate risk of theft and break in on your flips? 

Let's hear some war stories and how to corrected them!

Also, how does this tie into giving access to your project during construction to all the different subs and vendors?

I try to make the building look lived in.  (had break in's before.)   Get a wreath for the door from the dollar store. Put a big dog bowl out, big boots at front door.  If it snows, I make sure there are my footprints around.  Make friends with the neighbors.  Make sure they have your card just in case they want to contact you.

Leave a light on, leave a radio on some talk station.  I often put solar garden lights on the windowsills inside if the power is off.  There's also a "fake tv" available on the internet for about $30 that makes patterns of light, so it looks like a tv is on inside.
