@Neil Smith, I'm sure there are a LOT of different ways to handle these things. 1) Tracking income & expenses such as rents, repairs, rehabs, etc I use quickbooks online and have a bookkeeper handle it for me even though I am a small operator.

BiggerPockets is a great place to start but Facebook is going to be your best bet for finding wholesalers online.

Read self help, books on improving your personal skills, how to effectively understand what people want and what you want from them, your ability to communicate with the people you want to be more connected with starts with your EQ, of course rich dad poor dad is a great start, but having a good foundation in communication, and practicing it daily will help you grow, you can learn real estate anywhere, people skills is an in the trenches skill, start with smiling at strangers and getting smile back its the simplest form of an exchange.

Hi all, I've been in search of an online rent collection program that allows more than 20 units and also commercial tenants.

On the flow you'll probably find that more of the designer items you may find online like rain showers etc are often not in compliance.

But the tough part is that we don't know where to look online to verify that the county/ city would permit us to conduct business.

I'm with REAL broker, no monthly fee, its all online, no physical offices.

Once you know the neighborhoods you want to own in you will be an expert and anything that comes online that is a good deal you will know it is and can jump on it. 

I never believed in all the online estimators, they are only guessing - at best.
