I've always worked in supervisory positions for other builders and have not been able to build my own portfolio or reputation with lenders or investors as a reliable builder.

I'm assuming high levels of lead in drinking water are considered a "material defect" so am thinking we should be okay to walk if we cannot come to an agreed upon solution.

Hello,I am a newbie into real estate investment and am still learning from this community.I am looking for a reliable title company that I am planing to use on a regular basis for buying REO homes.What do people use for title search for King/Pierce/Snohomish counties.

What's work for everyone to get their deals from reliable wholesalers?

I would prefer to hold onto a good tenant over losing one to a fuzzy situation and then risk having a less reliable tenant.I would chalk this up to a lesson learned and make the appropriate changes to the lease agreement to clarify the terms and language.  

Does anyone have a solution that does NOT involve the other siblings??

I thought I would toss out a scenario and see what creative solutions folks suggest that might offer the best value to a potential seller.  

I'm looking for experienced GC's that are honest, reliable and time efficient.

I've found their info to be pretty reliable when I do neighborhood searches, but I would still recommend double checking the info against public records if you're going to do mailers.
