You need to get whomever is the personal rep to sign an 'authorization to release' form so that you/your title company/lawyer can speak with the bank to get an actual current payoff (where did you get your numbers from?)

Your notice of intent to sue to squash the lien may make your lienor realize you’re not going to roll over, he knows he filed a fraudulent lien and the consequences, so he may release it.

You can eventually killz paint and redo the area but I'd want to find the root cause first.....Also, if your main sewer line is running to the front of the house (which it likely does), you could have a crack/break in that which would release a nasty odor maybe in the same area.

If you go with new, check around if it's worth it to you... much like vehicles, manufacturers release new models and often that happens in late summer/early autumn... might see what kind of deals you can cut on "last year's" models and/or their scratch and dent (which may very well be on the sides which may not be visible when in place).

You do need to have them sign the proper disclosures as well as an authorization to release information.From there, you will need to have them agther all the items necessary in a short sale packet.You should check with your state laws on foreclosure assistance.
