After analyzing all of our options, we determined that the best decision, both financially and emotionally, is to move back home to have family support with the baby while house hacking a 3 or 4 family as she finishes school (my RE goals is to BRRRR properties until I can supplement my salary).

Buyers are allowed and should ask to see every detail of previous years numbers, Tax returns, leases, expenses etc, etc,.When a seller is not forthcoming with support for every financial claim they should expect buyers to put in extremely low offers.

It's simpler if your credit line is less than $250k, but I know of one bank that will go higher if your equity supports it.Avoid the big banks.

I'm stunned they still have any customers.I use Rentec Direct, every bit as good as Buildium but also has much better support and lower (and stable) pricing.
