You can think about putting that into a high interest savings account or maybe an ETF to let it grow a bit, while you achieve 1&2, and continue to save.Your on the right track by asking questions.

I am also looking to rent out a single family home or a small multi-family at some point but I would like to have some money to put down.

A friend and me are planning on buying a multi unit together.

The only stipulation is that if you want your guarantee back a third time you have to sell off all those doors (which is when I’d 1031 into a larger multi family).
