Hello everyone, Can I use a conventional mortgage of 5 percent down on a multi family home that I plan on renting out ?

If I were a halfway decent tenant and my landlord told me that my kids and I don't get to have heat for four days because he didn't want to spend a few bucks on an HVAC tech, that would not sit well with me.

Am somewhat handy  so would rather install myself and save a buck.

Hey Good Morning guys,@John Warren I'm open to both SFR and smaller multi's. 

Feel like when i dont do it right the first time i have to come back and continue to do the stuff i skipped the first time trying to save a buck and i think will pay off in the long run.

I am interested in starting to look for small multi-family (2-4 units) with a business partner who hasn't used any of his conventional loan slots.

However, what I have been gravitating towards has been the buy and hold rental properties, probably single family homes or maybe small multi family homes.
