It's a great strategy by having a larg amount of cash at once (when you sign off) and time off between ships to put your energy into investments.

Next I would start with determining your market strategy and how you are going to implement.

The team/agent community is highly competitive and if they were lying there would literally be hundreds of complaints from other teams to the real estate commission from these.Also the top teams are typically listed by a number of different reporting agencies such as realtrends, the wall Street journal etc.

Jonathan, I would not discourage this investment strategy.  

So I need them gone; it was the sellers' responsibility to get that done; and it's gonna cost me a lot of money because they didn't.I think my strategy here will be to wait to close until they vacate, but ask them to make a concession on their selling price to reflect the costs I'm incurring.  

I am looking for an online marketing strategy or a professional who can help us manage our online presence. 

I mean, I literally can not do any work with my hands.  

Without any data from your profile, I can only assume you're trying to  use the wholesaling strategy. 

I didn't do too much research on them, just a quick internet search but that's a solid rental area and those houses look solid (literally, all brick is nice).
