We do text customers reminder notices using the automated system but I don't see a need for them to reply to me:)

I implemented  a better more advanced screening system that I use .

I currently have a feed from an agent that I casually browse for the Euless, Hurst, Bedford, and North Richland Hills areas.Thinking in terms of implementing the BRRRR method is it be reasonable to seek a partnership with a flipper to get at the ground level of a deal? 

There are plenty of forums that helped me implement this strategy, Im sure you’ll find something that will help you.

Make a list of strategies you will implement and make sure to do them EVERYDAY even if it's only for a few minutes, or one call per day, one email per day etc. 

I only had a handful of houses show up in my automated search over the course of months which made the deal hunting process much less overwhelming.

I love my primary home, but I always watch the market for similar homes to come up and I go ahead and tour them for some creative ideas I may want to implement down the road.Best of luck!
