Help with first project!

Ladies and gentlemen I present to you my first project! So the wife and I are having a really hard time figuring out what the lay out of this kitchen should be. What is your take on it? This will be a house hack and in a year or two it will turn into a rental. Another side note is this will be an upscale rental. (Hardwood floors stainless steel appliances). Pictures and measurements of said project are attached. Any suggestions would be useful! Thanks in advance.
