The biggest difference I find in my limited experience with 2 SFRs there has a lot to do with weather related issues that we don't face here that causes both more wear and tear on the property and thus increased expenses.

Currently doing a project in Bowie, I'm not liking how the weather has started but I'm going to make this a great year.I brought a house in Columbia heights from a home owner who house had been purchased from a tax sale and we closed just before the lawyers were trying to foreclose.Taxes, interest and lawyer fees total about 16k on top of that the guy owed 41k to the irs.

We (wife and I) are looking to bring in a partner and are in the early stages of fabricating the deal regarding investment, profit split and weather there may be a more beneficial strategy to the whole deal.Property Details:Purchase = $50,000 (cash)Rehab = $35,000ARV = $120,000EGI = $19,000Annual expenses = $9,500 The deal: I bought the property thinking it would be a quick flip/wholesale deal but I now want to hold it (the above valuations are conservative and I hope to realize better returns).
