You can always become licensed and help buyers and sellers to make some quick cash and also learn your markets, get access to MLS if you don't have it already, and network with other agents and investors to help them with their deals.

My wholesale marketing was getting me tons of short sale and/or retail leads that I used to refer to agent friends, now I just list them myself and can create 4-8k/mo in additional cash flow.

Works good for us.
