Is there any tips that anyone could offer to a person just starting out? 

Do you have to go off tips from people from here/elsewhere or is there another way about this?

Currently I am interested in a few strategies ( BRRRR, fix and flips, and wholesale) but with no capital of my own to invest I would have to use a partnership, private lender or hard money.

I studied geological engineering for my undergraduate degree, worked with Newmont Gold Corp for some time, got bored, went to the UK to study law, worked briefly in the field and got bored as well.

@Amanda MarkIt will help to specify where you're investing. but here are some general tips that apply anywhere:As @Dan Maciejewski mentioned, if you're not seeing much in your search it can be a sign that most of the duplexes in the area are bought up and also demand is high (it's high in most places currently).
