The seller is paying the listing brokerage whatever is stipulate in their listing engagement agreement.So that is an expense on the HUD 1 on the sellers side and has nothing to do with you.Now if you are a broker/ agent yourself as a buyer that needs to be disclosed on your offer.You simply get under contract at your price and then assign to the buyer rights to the contract for a higher price.
