I don't make very much money at the 9-5 but you can bet I track every freaking dollar coming in and going out for my properties.

Everyone seems to have different strategies and successes with direct mail, cold calling, driving for dollars, social media, etc.

You just need to decide if you can stomach the higher dollar amounts.

Just this week, spending $200 talking with a lawyer, saved me several thousand dollars.

My first few water bills were just a few hundred dollars.

On another note, can they fill out the paperwork to get assistance from the billions of dollars the government is shelling out?

Building tilt-ups is expensive even for the private sector....then you throw in the government and their unions and prevailing wage and this is billions and billions of dollars...... 

This means that there is no longer a third party to collect fees or protect against fraud or miscommunication between parties - eliminating opportunities for corruption and saving buyers thousands of dollars in closing costs.

I have seen many suggest limiting to below a dollar value for for multiple SFR fix and flip properties.

I have owned rentals in 14 states  and Vegas is NOT tenant friendly it totally favors landlords its one of the best in that regard. when I factor in all the cost of Ownership  VS rent I find I can buy a 300k SFR in Vegas that rents for 2200 dollars and it out performs almost anything i owned in the so called cash flow markets..
