Past due tenants, next steps

My tenants of 3 years have now found themselves in a hard place.

They have been great tenants for the last 3 years, occasionally they’d be late but would always come up with the rent and tack on a late payment without being asked. Every time they were late I would email them a past due notice for proper documentation.

This month they have paid $400 of the $1,150. The husband is telling me they got behind on other bills and they are struggling but he will have the rent to me this week.

I’m worried though because 9/1 is right around the corner. As of right now I just sent the usual past due email.

What would you do in this situation?
