Marketing strategies for investors

What have been some of your best strategies for sourcing multi family investments in your local (or national) markets? Everyone seems to have different strategies and successes with direct mail, cold calling, driving for dollars, social media, etc. I’m curious to see if there was one key strategy that really helped your growth as an investor.

I appreciate the feedback as I’m looking to differentiate myself in the market! Staying top of mind is key and there seems to be too many investors to just cold call and keep in touch with all your contacts at the same time.

@John Crowley I always recommend SEO marketing with geotagging.
