A study released August 24 by personal finance website WalletHub ranks Austin among the 10 most attractive real estate markets in the U.S. 

To determine the most attractive real estate markets, WalletHub compared 300 cities across 18 key metrics. The data ranges from appreciation of median home price to job growth.

With an overall rank of No. 2 on WalletHub’s Best Places to Buy a House list, Austin also lands in the No. 1 spot in terms of large cities with hot real estate markets.

 Frisco as in San Francisco    Or as in Texas..   I know Reno is hot and I bet Vegas is right there to..  property tax's some of best in the US.   

Good ol' copy and paste from the article. It's Frisco, Texas a suburb of Dallas. I was JUST looking at Redfin regarding this area. While I have you - I used to live in Las Vegas for over 10 years. Summerlin rocks, but was only there for a few months. I lived in Henderson and before I moved overseas, I lived in Silverado Ranch (I-15 and LV BLVD). That was my favorite spot. Once I move back to the states, I will be diving right into Real Estate. I am in the very new education phase right now. (Found BP 3 weeks ago). I knew about RE, but was deterred because of Dave Ramsey and the lot of influencers pushing Index Funds, but I know what I want! 

I really want to house hack for my first home, but was advised that I should stick to the areas I know and not move to a state where I do not know the area. The thing is, I don't want to move back to Las Vegas, but it is on the hot list. I also heard that Nevada isn't landlord friendly. Do you agree? The other place I know is where I grew up and that is Denver. Whoa. Prices have soared! What do you think? I was going to move to Indiana or Nashville or Kentucky near Cincinnati. I probably could have messaged you :) Thanks!

I have owned rentals in 14 states  and Vegas is NOT tenant friendly it totally favors landlords its one of the best in that regard. 

when I factor in all the cost of Ownership VS rent I find I can buy a 300k SFR in Vegas that rents for 2200 dollars and it out performs almost anything i owned in the so called cash flow markets.. Reasons.

1. Prop Tax's some of lowest in the country for fully service properites  IE WATER SEWER Paved ST.. schools etc.

2. on going maintenance  desert scape   No lawn going wild like the mid west. 

3. lack of water intrusion  

4. Lack of underlying soil conditions like you see in Texas  IE foudations going wonky and requiring on going maintance that can be expensive.

5. at that price point you get the best qualified renters not the bottom 1/2 of renter pool you get the top half.

5. newer construction  Stucco tile roofs etc   compared to 40 to 100 year old homes in other markets that need greater care to keep functional. 

6. ease of getting there direct flights to many places a lot of areas in the mid west you have to connect.. thats an issue at least for me.

7. things to do..  much better than many cities that one would invest in. they all have their attractions of course but Vegas lots to do there.

Downside:

its hot   desert scape can wear on you  ..  and in certain areas petty crime can be just as bad as any of the C/D class areas of other cites.

But bottom line for me  can self manage A class tenants  maintenance super easy  and appreciation which is where wealth is garnered if your just running a small portfolio like myslef.
