If you can afford it use their professional data solutions rather than their consumer site though.

I found Bigger Pockets through The Book on Rental Property Investing some time back and have been an active content consumer of Bigger Pockets ever since.

I believe those types of assets will allow me to create the type of lifestyle I want to live without consuming a large majority of my time.

I have already started binge-listenting to the podcast and have consumed over 100 episodes so far and also ordered a stack of books.Real estate allowed me to leave the rat race and now I am looking purchase additional cash flow properties. 

If you choose you can try and charge any amount you want, it would be expensive and time consuming on both parties part to resolve this in court.My suggestion is remove the thing and just move on.  

@Marlon PettisAgree with Ryan Dossey but if you want to be even more precise (until you gain MLS access), a more accurate but more time consuming approach would be to look up the property in Trulia, look at Recently Sold (under Buy) and look at the properties with same rooms/bathrooms sold within the last couple of months within a 0.5mile radius and then do the adjustment from there.

We also do HML's and we will only lend to entities to ensure that there is no characterization of the loan as a consumer loan.
