Be sure to listen to the recent episode #231 by Brent Snodgrass on how to wholesale right.
If you get into flipping contracts (property you don't own) in MA without a real estate license and also working under a licensed broker, you're exposing yourself to a charge of practicing real estate without a license as well as a potential lawsuit for "fraud in the inducement" if you enter into a contract without both the intent and ability to close.
Also, be sure to study up on MA landlord/tenant laws. MA is a wildly tenant friendly state.

Not to mention MA fair housing. There are 15 protected classes here in MA. Only 7 federally.
