Greetings BP members!

I was thrilled to find this resource and look forward to learning from this community.  I have already started binge-listenting to the podcast and have consumed over 100 episodes so far and also ordered a stack of books.

Real estate allowed me to leave the rat race and now I am looking purchase additional cash flow properties.  I have four properties at the moment and was crazy enough to pay retail for all of them.  I did a 1031 exchange back in 2015.

I have tentative plans to travel to Memphis / Dallas / St. Louis in early August to evaluate investment properties as well as property managers.

So far I only have SFRs, but am considering MFRs if the numbers are right.
