.- The insurance will be more reluctant to give coverage, even if they do, the insurance will be higher premium.- You have to be careful who you put in your property, if you got people that is doing bad stuff (selling drugs, etc) you can get your property held up by the authority for investigation (just what happened to my neighbor a couple of weeks ago and the property is in B area).- Yes, you can get a property management that will not charge for filling vacancies (even though it will be hard), be careful that they will not just put any tenant just to fill in the gaps.

If its less than BFE, I would get it qouted, as some slab houses can be way north of $2k per year.FYI, I recently built a duplex in Gentilly that was 1.5ft above BFE, about 7ft off the ground, and my flood insurance was like $650/yr for $165k in coverage.

I've heard it used in automobile insurance...insurer provides a temporary clause in the policy, automatically insuring a buyer's vehicle for a period of a few days prior to the buyer before actually adding the coverage of the purchased vehicle.

I've got the following numbers as a rough estimate on income/expenses (these will be adjusted with more accurate numbers soon):rental income: 2800Vac rate: 10% (just a guess)Taxes: 1150 (from assessor's page adjusted to purchase price)Insurance: 1275 (adjusted based on my current home premium with new coverage limit)prop mgmt: 10%Maint/Repairs: 1200CapEx: 366 (based on assumption everything in property is at half of its useful life)My spreadsheet is telling me I have:cash flow: 688/monthcap rate: 10.68%CoC ROI: 83.45%Total ROI: 163.27%Does this seem like a decent rough estimate of what to expect with this property?

I'll also add that it takes a considerable amount of time to understand policies/coverages (it never ends, it's always evolving) 1 bad insurance dealing with a customer of yours, and the commission you gained may not be worth the business you could lose.

This is another FAQ I found on umbrella policyAs a RE investor wondering about forming an LLC ( no other partner other than my spouse), I am trying to figure out what sort of lawsuits/claims can one expect that won't be covered by an umbrella policy ( assuming one has enough coverage) ?
