I stayed in a place that had custom made soaps made of beautiful smelling  flowers from the region.

Wanted to go back and help them out, but a loosing battle. 

Have another unit that had some of the nastiest matted, stanky urine-soak-smelling carpet, but luckily Homepath/FNMA cleaned out whatever crap was in there before I got there..

The way I see it, co-ops will be an uphill battle if you are purchasing one strictly for investment purposes. 

They don't immediately notice the smell upon entry like I do.

Ive battled them with the cops for a couple years.

Especially if the property is returned in “less than ideal condition” or after a protracted legal battle. 

But that is just a value, the rest is see, smell, feel on sight.

While you could be throwing good $ at bad, would you rather lose a few thousand in legal fees or end up with an extensive legal battle and holding the "bag" (in this case a property with a "cloudy" title) Yes, there is "title insurance" but there would not be a need for title insurance unless it happens enough that insurance companies write policies and make $ doing so.
