I also have access to helocs and I'm always getting offers for no interest for 18 month credit cards so I would absolutely consider dipping into my reserve fund if I was a few $k short on a great deal.I think it's about your personal comfort level and risk tolerance

So long as the partner is not a disqualified party to your plan, the plan can absolutely joint venture with another investor.Whether you form a LLC together or simply hold title jointly as tenants-in-common will be a discussion you will want to have with your attorney or CPA.

Well, I'm thinking if you can do this sort of thing in such a neighborhood that absolutely is guaranteed to stay stable, or "upwardly gentrify" then it's not such a terrible thing to someone who wants low hassle factor and doesn't mind the risk of a house staying vacant due to barrier to entry (i.e. income requirements, heft move in expense, etc.).
