Hey @Jon Martin, we do use them if we are there for more than a couple of days.As for finding dressers, I find them all the time for free or cheap.

Before buying your own SF, duplex or apartment, ask yourself how much of your free time do you want to spend on the rental business?

I would do a bakeoff and recommend that you take advantage of the free trial for both systems and pull some lists. 

I will say that if you are buying your own home or rentals, its a nice amount to be able to apply to your closing costs, and most firms give you a few "free" transactions like this is a year where you don't pay a split for personal purchases/sales.Being able to have a license and throw offers on every and anything you want is also extremely useful.

I'm familiar with the BRRRR method as its so common in so many books, podcasts, youtube videos nowadays but I'm not really motivated for that type of investing.

Best case, they are tired of dealing with you, and buy out your interest at Fair Market Value.In any event, in three years you are likely to be home free.
