Single-family residence fix & flip investment.

Purchase price: $127,500
Cash invested: $84,500
Sale price: $262,400

Rehab of a home that consisted of new kitchen, two baths, redo plumbing/electrical, paint.

What made you interested in investing in this type of deal?

profit margin and area. made for an easy post rehab sale. timing on rehab.

How did you find this deal and how did you negotiate it?

Networking through my list of contacts and property owners...I wholesaled it.

How did you finance this deal?

Cash for out of state investor.

How did you add value to the deal?

I found the deal, provided and managed the rehab crew

What was the outcome?

Nice turn of profit...client made approx. 39k

This was an easy one, challenge is in finding and correctly evaluating the deal.
