I just brought on a new VA and want to get more sophisticated with this using some software.  

You might have an issue with the foundation that they are just living with, or a basement that floods every time it rains, but since no one is living there, no one cares.

;D$2000 for letters to send to absentee owners$700 for the list of absentee owners$200 software for tracking leads, project management, contacting buyers, ect.Then about $3,190 left over for a 3.5% down payment with a conventional loan on a property <$90,000.

It's a Kelly blue book software that can estimate repairs without any contractor experience plus it estimates material and labor down to the zip code.

Curious what software you guys recommend for taking direct deposits and rent payments.  

Not sure what accounting software you are using I recommend using one that allows you set up business classes so you can identify income and expenses between the two types of businesses, this will help greatly at year end when it comes to seeing if you are at a profit or loss on each company.  

IE  CPA  Lawyer  Doctor,, Software engineer..
